Northborough

The smart buy next door.

Northborough is the town that savvy buyers find when they realize they can get Algonquin Regional's schools, a newer home, and a manageable commute — all for significantly less than neighboring Southborough or Westborough. It's not flashy. It doesn't have a prep school or a famous Main Street. But it has something harder to find: genuine suburban value with excellent fundamentals.

What It Feels Like

A well-kept Colonial on a cul-de-sac, kids biking to a friend's house, the school bus arriving on time, and a commute to the I-495 corridor that takes 15 minutes. Northborough is the kind of town where things just work.

About Northborough

Northborough sits at the crossroads of I-290 and Route 20, which tells you a lot about its character: practical, well-connected, and unpretentious. The town shares Algonquin Regional High School with Southborough (one of the top public high schools in the state), which gives it an educational profile that far exceeds its price point. While Southborough buyers pay $875K median for the same diploma, Northborough buyers are getting in around $650K — and often in a newer home with a more functional floor plan.

The town center is modest but improving: a handful of restaurants, the library, a Starbucks, and the annual Apple Fest that draws the whole community out. It's not a destination downtown, but it's a pleasant one. The real appeal of Northborough is what you get for your money: 3- and 4-bedroom Colonials on half-acre lots, well-maintained neighborhoods built in the 1980s through 2000s, good youth sports programs, and a commute that works for Worcester, the I-495 corridor, and (with patience) Boston.

What Northborough lacks in cachet it makes up for in trajectory. As prices in Southborough, Westborough, and Shrewsbury continue to climb, Northborough's relative value becomes more obvious every year. The buyers we see here tend to be engineers, healthcare professionals, and tech workers in the Worcester and I-495 corridors — practical people making practical decisions about where to raise their families. That's the Northborough way.
