About Auburndale
Auburndale is Newton's river village — bordered by the Charles River to the north, with a commuter rail stop and a small but improving village center along Auburn Street. It's historically been one of the more affordable Newton villages, which has attracted a mix of young families and longtime residents. The recent arrival of new restaurants and the continued investment in the Auburndale commercial area have given the village new energy. Norumbega Park along the river provides beautiful green space, and the bike path connects to the broader Charles River network. Auburndale offers more house for the money than Newton Centre or Chestnut Hill, with the trade-off being a quieter, less walkable village center.
Property Character
A real range of housing. Modest Capes and ranches from the 1940s-60s are common, alongside larger Colonials on the streets closer to West Newton. Some waterfront and water-view properties along the Charles. The village has seen more renovation activity in recent years as buyers discover the value proposition. A few new condo developments near the commuter rail stop.

Getting Around
Auburndale commuter rail station on the Worcester/Framingham line — Back Bay in about 20 minutes, South Station in 25. Riverside station (Green Line D terminus) is at the western edge of the village with a large parking garage. Bus service is limited. Route 30 and the Mass Pike are both accessible for drivers.
Schools
Served by Auburndale Elementary (K-5), a neighborhood school with a community feel. Feeds into F.A. Day Middle School. High school is Newton North. The elementary school sits at the heart of the village and is a focal point for neighborhood life.
